Residential Lease Agreement

This Residential Lease Agreement ("Lease") is entered into as of April 6, 2026,

by and between:

Landlord: John Doe (the "Landlord")

Tenant: Jane Smith (the "Tenant")

(each a "Party" and collectively the "Parties").

1. Premises

1.1 The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the residential property located at:

123 Main Street, Apt 4B, Springfield, IL 62704

(the "Premises"), for use as a private residential dwelling only.

1.2 The Premises shall include all fixtures, appliances, and furnishings currently located therein, unless otherwise specified.

2. Term of Lease

2.1 The term of this Lease shall commence on April 6, 2026 and shall expire on [End Date] (the "Lease Term"), unless earlier terminated in accordance with this Lease.

2.2 Upon expiration of the Lease Term, this Lease shall automatically convert to a month-to-month tenancy under the same terms and conditions, unless either Party provides at least thirty (30) days' written notice of intent to terminate.

3. Rent

3.1 Monthly Rent. The Tenant shall pay rent in the amount of $1,500 per month (the "Rent"), due on the first (1st) day of each calendar month.

3.2 Payment Method. Rent shall be paid by check, money order, electronic transfer, or other method acceptable to the Landlord.

3.3 Late Fee. If Rent is not received by the fifth (5th) day of the month, a late fee of $50 shall be assessed. An additional fee of $10 per day may be charged for each additional day the Rent remains unpaid, up to the maximum allowed by law.

3.4 Returned Payment. If any payment is returned for insufficient funds, the Tenant shall be charged a fee of $35.00, in addition to any applicable late fees.

3.5 The first month's rent of $1,500 is due upon execution of this Lease.

4. Security Deposit

4.1 The Tenant shall pay a security deposit of $1,500 upon execution of this Lease.

4.2 The security deposit shall be held by the Landlord as security for the faithful performance of the Tenant's obligations under this Lease.

4.3 The security deposit (or the balance thereof) shall be returned to the Tenant within thirty (30) days after the termination of this Lease and the Tenant's vacating of the Premises, less any deductions for:

(a) Unpaid rent or other charges;

(b) Repair of damages beyond normal wear and tear;

(c) Cleaning costs necessary to restore the Premises to its condition at the commencement of the Lease;

(d) Any other amounts permitted by law.

4.4 The Landlord shall provide an itemized statement of any deductions from the security deposit.

5. Utilities and Services

5.1 Utilities Included by Landlord: Water, Trash

5.2 The Tenant shall be responsible for all other utilities and services, including but not limited to electricity, gas, internet, cable, and telephone, unless specified above.

5.3 The Tenant shall promptly establish utility accounts in the Tenant's name for all utilities not included above.

6. Maintenance and Repairs

6.1 Landlord's Responsibilities. The Landlord shall maintain the structural components of the Premises, including the roof, exterior walls, foundation, plumbing, heating, and electrical systems, in good and habitable condition.

6.2 Tenant's Responsibilities. The Tenant shall:

(a) Keep the Premises clean and in good condition;

(b) Promptly notify the Landlord of any necessary repairs or maintenance issues;

(c) Not make any alterations, additions, or improvements without the Landlord's prior written consent;

(d) Be responsible for repairs necessitated by the Tenant's negligence or misuse;

(e) Replace air filters, light bulbs, and batteries as needed.

6.3 Emergency Repairs. In the event of an emergency requiring immediate repair to prevent damage to the Premises or injury to persons, the Tenant may arrange for emergency repairs and the Landlord shall reimburse reasonable costs.

7. Rules and Regulations

7.1 The Tenant agrees to comply with the following rules and regulations:

(a) No illegal activities shall be conducted on the Premises;

(b) The Tenant shall not disturb the peace and quiet of other residents or neighbors;

(c) Noise levels shall be kept reasonable, particularly between 10:00 PM and 8:00 AM;

(d) No hazardous materials shall be stored on the Premises;

(e) The Tenant shall comply with all applicable local, state, and federal laws and regulations;

(f) Smoking is not permitted inside the Premises;

(g) Maximum occupancy shall not exceed the number of persons listed on this Lease without the Landlord's written consent.

8. Pet Policy

8.1 No pets are permitted on the Premises without the prior written consent of the Landlord. Violation of this policy may result in termination of this Lease and forfeiture of the security deposit.

8.2 Service animals and emotional support animals with proper documentation are exempt from this restriction.

9. Access and Entry

9.1 The Landlord or the Landlord's agents may enter the Premises upon reasonable notice (at least 24 hours) for the purposes of inspection, repairs, maintenance, or showing the Premises to prospective tenants or buyers.

9.2 In the case of an emergency, the Landlord may enter the Premises without notice.

10. Termination

10.1 Early Termination by Tenant. The Tenant may terminate this Lease early by providing sixty (60) days' written notice and paying an early termination fee equal to two (2) months' rent.

10.2 Termination for Cause. The Landlord may terminate this Lease immediately if the Tenant:

(a) Fails to pay rent within ten (10) days of written notice;

(b) Violates any material term of this Lease;

(c) Engages in illegal activity on the Premises;

(d) Causes significant damage to the Premises.

10.3 Move-Out Procedures. Upon termination, the Tenant shall:

(a) Return all keys and access devices to the Landlord;

(b) Remove all personal belongings;

(c) Leave the Premises in a clean and undamaged condition;

(d) Provide a forwarding address for the return of the security deposit.

11. Governing Law

11.1 This Lease shall be governed by and construed in accordance with the landlord-tenant laws of the state in which the Premises is located.

11.2 If any provision of this Lease is held invalid, the remaining provisions shall remain in full force and effect.

12. Entire Agreement

12.1 This Lease constitutes the entire agreement between the Parties. Any modifications must be made in writing and signed by both Parties.
